Spotlight on Multifamily Growth Markets
This week, multifamily investing conversations surged around markets showing unprecedented growth, notably Orlando, Florida, and Clarksville, Tennessee. Here’s why these cities are capturing investor interest:
Orlando, Florida: With its vibrant economy, fueled by robust tech and healthcare sectors, Orlando is attracting young professionals in droves. The city has experienced a population growth rate of 2.5% annually over the past five years. Multifamily rents in Orlando increased by 6.3% in the last year alone.
Clarksville, Tennessee: Known for its proximity to Nashville and its own booming economy, Clarksville has seen a staggering 3.2% annual population growth. Multifamily rental rates here climbed an impressive 5.8% year-over-year.
Interest Rates and Investment Opportunity
One hot topic right now is the impact of interest rates on multifamily investments. With the Federal Reserve signaling potential stabilization, investors see opportunities to lock in attractive financing terms. This stable environment means predictable costs, increased leverage, and potentially higher returns.

As shown, the stabilization of interest rates around 5.75% offers investors clarity and improved predictability for long-term financing.
MY Influence: My Story
My story starts with my grandparents below. They showed me what can be accomplished with real estate at a young age. My grandparents came from Cuba in 1968 at the age of 52 and 45 respectfully. They came looking for freedom and for a better future and they accomplished it. My grandparents bought their first home in 1970 just 2 short years after arriving in the USA. They were smart and realized that they could rent the second and third floor units and basically have their tenants pay for their mortgage.
Their big real estate breakthrough
In 1986 after owning their 1st home which the purchased for $30K and had the tenants pay their mortgage for 16 years they decided to sell the property. They were able to sell it for $205K and now at the age of 70 and 63 they became real estate Entrepeneur’s and Investors.
This one sell led to them purchasing 5 different properties and investing in 2 other properties overseas. I saw how their hard work, determination, perseverance, cost consciousness, and amazing heart led to not only their success, but I also so how much and how many people they helped throughout the years.
They were able to help their families and friends when they needed help, and they never asked the government for a dime. They assisted my parents in opening businesses and with real estate deals of their own. They helped me purchased my own home. They even helped family and friends leave Cuba.
To them real estate was a means to provide for their family, invest in their community, and help people.
I take their example as an inspiration for what I am trying to do with Multifamily investing. Yes, we all want to make money, but its more about how I can help the community we invest in, how can I show my friends and family what multifamily investing can do for them, how can I help tenants live in good safe communities and what will people say about me when I am gone.
My grandparents lived a full life to 103 and 100 respectfully and until their last days they were always looking out for other people and finding ways they could help.
They are my inspiration, and I am just trying to follow their example.
